CLEAR BEFORE YOU COMMIT
Terms & Conditions
The resort rules and booking arrangements to read before requesting or paying for your stay.
Your approved quotation contains the agreed dates, hours, guests, rooms, charges and saved terms. Read and accept that quotation before paying. Existing bookings retain the terms saved with their accepted quotation; later website updates do not rewrite them.
Overnight hours & cleaning interval
Check-in and checkout times are flexible and require manager approval in the quotation. An overnight stay is normally 21 hours, with checkout on a later date than arrival. Day tours last 11 hours. The resort requires at least three hours between groups to clean the property and drain/refill the pools. Extensions cost ₱2,000 per hour when approved; a requested change must not conflict with the next booking.
Reservation down payment & onsite balance
A 50% down payment is required after the manager approves the dates and quotation. Pay by GCash, card or bank payment through the enabled PayMongo options. Quotations and inquiries do not reserve or exclusively hold dates. Reservations are first-paid, first-served: the first verified required payment secures an available date. No down payment means no reservation. Pay as soon as possible; ask the manager about urgent or last-minute payment arrangements. The remaining 50% accommodation balance is paid onsite at check-in by cash or GCash only. The refundable security deposit is separate.
Cash security deposit & deductions
The refundable security deposit is paid in cash at check-in and returned in cash at checkout after staff inspect all rooms and facilities. It is separate from the accommodation down payment. Confirmed amounts are ₱5,000 for 25–30 guests and ₱10,000 for exactly 48 guests. For every other group size, the manager sets the cash security deposit in the quotation before the guest accepts it. Blanket/towel rentals, approved extensions, loss, damage and agreed extras are deducted from the deposit. Staff explain the deductions; guests must pay any amount exceeding the deposit.
Guests are charged a ₱500–₱1,500 cleaning fee for bedding, especially pillows and mattresses, soiled by vomit, menstrual blood, urine or feces. The exact fee depends on the severity of the soiling and is assessed by staff during the checkout inspection.
Approved extra hours
Approved extra hours cost ₱2,000 per hour. Changes to arrival/departure need manager approval and must allow the full three-hour preparation interval before the next group. Agree the exact schedule and charge first. Max 3 hours only. More than that will be charge as half day.
Additional overnight guests & mattresses
The whole resort accommodates up to 50 overnight guests using existing beds. Groups of 51–60 require manager-approved double-size floor mattresses in the existing rooms, shared by two people per mattress, at ₱1,000 per additional overnight guest including the mattress. Confirm the mattress allocation and charge in the quotation. Ground-floor Orchid (8), Lotus (10) and Dahlia (8) total 26; adding Lilac VIP (2) gives 28. For 30–35 guests the owner supplies the three ground-floor rooms plus Jasmine upstairs; the listed capacities total 34, so the 35th sleeping arrangement must be stated in the quotation. The arrangement for 29 guests needs manager confirmation. Lily sleeps 12 and Jasmine 8. All six rooms have air-conditioning, a private toilet and hot/cold shower. The five bunk-bed rooms have similar queen-size bunk beds and bathroom layouts; Lilac has a king-size bed. Gallery bedroom photos illustrate these layouts and are not individually assigned to unverified room names.
Pets & bedding charges
Pets cost ₱500 each per night. Up to 3 pets are allowed, normally small to medium-sized; discuss large pets with the manager first. Large, heavy-shedding dogs, such as huskies and chow chows, may not sleep in the bedrooms. Pets may not swim in the pools and guests must clean up after them. If a pet soils the bedding, the owner may charge a cleaning fee or ₱1,500 to replace the complete bedding set; for a replacement charge the soiled set is given to the guest. Any cleaning fee not specified must be agreed with the manager.
Catering & ordinary outside food
Caterer corkage is ₱1,500 per stay in the off-peak season and ₱2,000 per stay in peak season. Ordinary outside food and drinks have no corkage.
Visitors & negotiated packages
The property allows a maximum of 100 people in total, including overnight guests, day guests, visitors and all children. Confirm total attendance in the quotation. Overnight capacity is up to 60 with approved extra floor mattresses; the function room is limited to 50. Day visitors who do not sleep are normally quoted approximately ₱250–₱500 each, with a negotiated combined package possible. Day visitors may swim and leave during the night; there is no fixed departure hour. Anyone who stays until morning counts as an overnight guest and is charged ₱1,000 per person per night. Overnight guests must remain within the approved sleeping capacity and room/mattress arrangement.
Rescheduling, transfers & cancellation
Guest cancellations are not refundable. Same-day cancellation and no-show forfeit the reservation down payment. Reservations may be transferred to family, friends or another person with an authorization letter from the booking holder; coordinate the change with the manager. Severe-weather disruption can be rescheduled, without a guest-cancellation refund. If the resort itself cancels, the resort will offer a refund or help arrange alternative accommodation. Rescheduling requested at least 14 days before arrival has no rescheduling fee; the new date remains subject to manager approval and availability. Requests one week before arrival require manager discussion and approval; a charge based on 50% of the down payment is negotiable. Other short-notice requests, repeat changes, credit expiry and any rate difference must be agreed with the manager. No date change is effective until approved.
Bed essentials, towels & blankets
Bedsheets, pillows and pillowcases are provided. Bring your own blankets, towels and toiletries. Towels and blankets rent for ₱50 each for the whole stay, including multi-night stays. There are 15 rental towels and 21 blankets, with one blanket suitable for two people sharing. Rent on arrival; advance reservation is not required. Rental stock is limited and subject to availability.
Guests are charged a ₱500–₱1,500 cleaning fee for bedding, especially pillows and mattresses, soiled by vomit, menstrual blood, urine or feces. The exact fee depends on the severity of the soiling and is assessed by staff during the checkout inspection.
Third-floor function room
The third-floor function room accommodates up to 50 people. Rental is ₱5,000 for five hours, with additional time at ₱1,000 per hour by agreement. Tables and chairs for up to 50 can be supplied; caterers usually bring their own. View the room or discuss the layout and setup/cleanup time with the manager before booking.
Outside equipment & vendor electricity
Outside food carts, sound systems and lighting sets are charged ₱1,500 per unit for the event/stay. Declare each unit/vendor and have the manager confirm the count and total in the quotation; do not add a second fee for the same agreed unit.
Rooms & additional floor mattresses
The whole resort accommodates up to 48 overnight guests using existing beds. Groups of 49–60 require manager-approved double-size floor mattresses in the existing rooms, shared by two people per mattress, at ₱1,000 per additional overnight guest including the mattress.
Pool depths, supervision & fresh water
Adult pool: approximately 5 to 5½ feet deep. Kiddie pool: approximately 2–3 feet. Jacuzzi: approximately 3 feet. Swimming has no time limit. There is no lifeguard: adults must supervise children at all times and guests must follow the posted pool rules. Shower before swimming; do not eat in the pool or run around it. Guests sign the resort’s pool waiver onsite. Pools are drained after checkout, cleaned and refilled with fresh natural hot spring water for the next group. Cleaning, draining and refilling require at least three hours between groups. Refilling the adult pool may take 3-6 hours.
Common toilet & hot/cold showers
A common toilet is located near the kitchen, and a shower area is available for rinsing before entering the pools. All showers, including those in the bathrooms, have hot and cold water. Please shower before swimming.
Jacuzzi bubbles & fountain use
One hour of Jacuzzi bubbles and one hour of fountain use are included each night and renew every night for multi-night stays. Additional use is approximately ₱200–₱500 per hour for Jacuzzi/fountain use, negotiable with the person in charge. Agree the exact charge and what it covers before extending use.
Kitchen, gas & drinking water
Overnight kitchen gas is optional at ₱500 per night. A refrigerator, one medium rice cooker, one large pot and one large pan are supplied. Two tubs of mineral water with hot/cold dispensing are included each night and renew every night for multi-night stays; additional refills are ₱50 each. Bring cooking utensils, any additional cookware and dining ware.
Videoke / karaoke
Videoke and karaoke use has no time limit.
Checkout inspection & deposit return
The refundable security deposit is paid in cash at check-in and returned in cash at checkout after staff inspect all rooms and facilities. It is separate from the accommodation down payment. Confirmed amounts are ₱5,000 for 25–30 guests and ₱10,000 for exactly 48 guests. For every other group size, the manager sets the cash security deposit in the quotation before the guest accepts it. Blanket/towel rentals, approved extensions, loss, damage and agreed extras are deducted from the deposit. Staff explain the deductions; guests must pay any amount exceeding the deposit.
Children & infants
Children under 3 may stay free: up to 3 with the 30-person package and up to 5 with the 48-person package. Children aged 3 and above count as paying guests. All children, including free infants and toddlers, must be declared and count toward occupancy. The manager confirms allowances for other packages and charges for children beyond the free allowance in the quotation.
11-hour day tours
Day tours last 11 hours. The manager quotes according to the number of people and included rooms, using half of the corresponding overnight quotation as the pricing basis. Start/end hours, room access, exact price and attendance require manager approval. Day tours are inquiries, not instant bookings.
Smoking, events & house rules
Smoking and vaping are permitted only outside the gate or in the parking area, not in bedrooms, the veranda, dining area, karaoke area or kitchen. Alcohol and decorations are permitted. Fireworks must be outside the property and comply with applicable local permissions and safety rules. Outside vendors and event setups require agreement and the applicable vendor/electricity charge. Videoke has no time limit.
Booking response hours & urgent help
Booking questions are answered from 9 a.m. to 10 p.m., Philippine time. For same-day bookings or urgent help, call either 0991 326 4012 or 0917 917 6207. Exact quotation turnaround depends on the manager’s review.
Steps & accessibility
The entrance has approximately 5–7 steps, with another two steps along the path inside. There is no step-free entrance; a wheelchair user would require assisted lifting, which must be discussed with the manager before booking. Three bedrooms are on the ground floor for guests who cannot use the upper-floor stairs. Each bedroom has its own toilet, and a common toilet is near the kitchen with a shower area near the pool.
Onsite tax invoice & receipt
Your tax invoice and receipt will be provided onsite by the resort. Please give the staff any required billing details. Online payment confirmations are payment acknowledgements, not tax invoices.
Soiled bedding, pillows & mattresses
Guests are charged a ₱500–₱1,500 cleaning fee for bedding, especially pillows and mattresses, soiled by vomit, menstrual blood, urine or feces. The exact fee depends on the severity of the soiling and is assessed by staff during the checkout inspection. The assessed cleaning fee is deducted from the refundable security deposit. Staff explain any deductions before returning the remaining deposit; guests must pay any charges that exceed it.
